As a Land Owner in Forbes Lake of the Ozarks Park you are
automatically a member of the Landowners Association, for which
there are annual dues. The Association is a nonprofit corporation,
governed by a five person Board of Directors who are elected by the
members of the Association. One of its most important areas of
concern is maintaining and repairing roads. It also establishes
rules covering all aspects of corporate functions, appoints members
of the Environmental Control Committee and enforces the provisions
of the Declaration of Covenants.
The annual dues are used for items such as improvement and
maintenance of the roads, and payment of Association property taxes,
security and insurance, among others. The annual assessment is
payable by each lot owner on October 1 each year. The dues for
fiscal year 2010 are
$109.75 per lot, and this sum is subject only to whatever
modest annual increases are voted by the Association Board (limited
to 10% annually unless two-thirds of the members casting votes
approve a higher or lower amount).
The Association with its Environmental Control Committee (ECC) was
created to assure that your property value will be protected from
undesirable development. Made up of three persons appointed by
the Board of Directors, the Environmental Control Committee reviews
plans and specifications for construction or alterations which are
submitted to it. Prior to commencement of any construction, all
plans must be approved by this Committee. By providing
standards for building, all lot owners are assured that there will
be an overall integrity and continuity to the area.
