Attention Land Owners
Current Road Conditions as of 1/20/10
Our roads are
very WET. Due to the large amount of snowfall
followed by recent warm weather temperatures, it has
brought the frost out of the ground making our roads
EXTREMELY SOFT. At this time, we are unable to use any
large equipment to repair and grade because machines
would leave deep ruts. Please use caution on the roads
at this time until they dry out. We recommend staying
completely off of the grass roads. We will begin grading
and repairs as soon as weather permits.

January, 2010: Policy Statement on use
of “unlicensed vehicles” on Forbes roads
Article VIII, Protective Covenants, (c)
Any vehicle, whether self-propelled or not, permitted to
remain on any Lot or Common Area shall be kept in a
licensed and operable condition.
Article VIII, Protective Covenants, (e)
Excessively noisy vehicles of any kind, all-terrain
vehicles, trail-bikes, helicopters, aircraft or
motorcycles shall not be used anywhere in Forbes Lake of
the Ozarks Park.
The Board
of Directors has determined that the above Articles
specifically prohibit use of unlicensed vehicles and/or
excessively noisy vehicles of any kind on our roads. This
includes, but is not limited to, all-terrain vehicles,
4-wheelers, 6-wheelers, mules, trail-bikes, motorcycles,
etc. as well as golf carts. The Board respectfully requests
your cooperation and compliance. Please contact the LOA

FORECLOSURES!
Our attorney continues to work on over 60 lots owned by 20
land owners whose accounts are seriously delinquent. These
land owners have failed to pay their dues for several
years. We expect this process not only to be less costly,
but also process much faster than our first foreclosures.
As soon as authorized by our attorney, we will be making the
list public to our land owners and a sealed bid date will be
set. The foreclosed lots from our first group were all sold
successfully to existing land owners and were sold at prices
that covered our legal costs and related expenses as well as
the past due amounts on owner accounts!
The process of foreclosing on lots has proven to be
beneficial to all of our land owners for two (2) very
important reasons:
1) No cost to the LOA because all expenses were recovered by
the sale of the lots.
2) New land owners become ‘dues paying’ members of the
association.
The Board of Directors intends to diligently pursue all past
due accounts in their continued effort to fulfill their
fiduciary responsibility to all land owners.

NOTICE:
2010 dues payments were
due October 1st. If you have not yet paid, please do
so as soon as possible to avoid further late fees. Dues
statements are mailed out at the end of August each year
along with our semi-annual newsletter. The envelope is
stamped "STATEMENT ENCLOSED". We also post notification on
our website when statements are mailed. If you do not
receive your statement by mid September, please contact our
office. Please also remember to notify our office either by
phone call or e-mail of address and phone number changes.

SNOW REMOVAL AT FORBES
The LOA has historically used a 6"
snowfall as a general rule to schedule snow removal.
Although we have had snow lately, it has not yet totaled 6"
and road have not yet been plowed. We have, however, spread
salt in known trouble spots. Please remember that when the
roads are plowed, the plow has to be set at 1" to 2" so that
gravel is not removed from the roads. Please use caution!
